Many women approaching their 40's write to me to ask my opinion about whether or not they should go to Interior Design school. It's an issue I struggled with myself many times over a twenty year period.

I interviewed a number of interior design schools at various points in my past career but never followed through on actually applying. I already had a BA, an MBA and years of experience. The thought of being a full time student for two to four more years with a bunch of kids twenty years younger than me was not very appealing. And the cost was huge considering the significant income I would be giving up over that period.

Over the past five years, I have been approached by a surprising number of interior design graduates that asking me to hire them for my home staging company, Six Elements, Inc. Most seem to be working as sales people in furniture stores and are looking for a way out.

Just this week, a woman called me who was working on 100% commission. I couldn't image working retail hours for a furniture store after studying interior design for four years and not even be earning a salary. If you are going to work on a commission-only basis, you should absolutely be in your own business. At least then all the sales come to you instead of a hefty percentage going to your employer.

Here's what I've learned over the past five years about being a Professional Home Stager instead of an "Interior designer":

* As a Home Stager you get many more projects to work on because each project is short-term in nature which translates to much more variety in the job.

This comes as no surprise given that women are the major decision makers in home purchases accounting to 83 % of consumer spending decisions in the U.S. Also the percentage of women home buyers is 22% and increasing each year and home designers and builders are increasingly trying to cash in on women's influence in the home buying process.

One of the main focuses of the recently held International Builder's Show in Orlando was on the need to build homes with designs that please women homebuyers. Recognizing the influence women have in the home buying process at a seminar on ‘building homes for women’, Architect Ann Olson and Paul Foresman, manager of Omaha-based Design Basics, offered what they called as the "ten commandments of women-centric home design".

The following are the ten focus areas for home builders and designers based on what women want in home design:

1. Women want options in the master baths although they seem to be unable to decide on wanting a tub in the bath. Builders and designers need to pay extra attention to the design of de-stressing areas such as baths.

2. Women need a lot of storage space in the rear foyer in order to store stuff. They want more closet storage space and a separate laundry room. Builders would do well to give the rear foyer entry more thought than to treat it as a mud room.

3. A kitchen is an important place for women and also serves as the chief entertainment zone. Given a choice between a bigger kitchen and a bigger master bath, women prefer the former. Hence builders need to design bigger kitchens.

4. Women who have blended families need their homes to have separate bathrooms instead of shared ones.

5. Women want their homes to be easy to organize. They prefer closet organization systems that have double storage capacity to ordinary ones.

6. Women want larger storage space in their homes especially in the kitchen. They require bigger kitchen pantries to store prepared foods.

7. Women prefer home designs that let in natural light in their home such as a window over the bath tub, in the shower etc.

8. Women prefer home exteriors that need little or no maintenance such as maintenance-free decking.

Most times it is because we have a favorite color deep in our mind and may not even be aware of it. But, some of us have trouble deciding on which colors we really want to use in our own home. So, what do you do?

Let's take it step-by-step:

1. Look around the room and see if there is a color you like in the items present.

2. Take the item (or a sample) to the paint store and choose some color samples that work with your item.

3. Tape the samples to the wall in the room you want to paint.

4. If you are happy with the sample you should only purchase a quart at this time. Why? It is hard to make a decision from a small paint sample. Or, ask the paint store if they can provide larger paint samples.

5. Paint a 5' x 5' square and live with it for a few days or more. Now you can place other items and fabrics near the color to see how they coordinate. Also, you can view the color during the day and at night when colors change due to the lighting.
